
L-3 Communications' Command & Control Systems and Software (C2S2) will move approximately 400 employees to a new 75,000 square foot building at The Government and Technology Enterprise (GATE) project, a 413-acre business community located within the Aberdeen Proving Ground (APG) in Harford County, MD. The defense firm has signed on to take the entire building at 6280 Guardian Gateway, a three-story Class "A" building now under construction. Delivery of the LEED-certified building is expected to occur in fall 2010.
Beetle Smith of RKS Realty represented L-3 Communications in this transaction. The building, which is owned by St. John Properties, was represented by Matt Holbrook of St. John Properties.
Opus East, LLC assigned exclusive development rights for the Government and Technology Enterprise (G.A.T.E.) Enhanced Use Leasing (EUL) project to St. John Properties, Inc., as was reported here on June 23. Opus was originally selected to construct and manage the G.A.T.E. Enhanced Use Leasing (EUL) project. Once completed, the 413-acre site within the 72,000-acre Army installation could include up to two million square feet of research and development and Class "A" office space.
6280 Guardian Gateway has been designed to satisfy the requirements for LEED Silver-certification and includes a high-efficiency HVAC (heating, ventilating and air conditioning) system, high performance windows, lavatory fixtures with sustainable elements, a white thermoplastic polyolefin (TPO) roofing system, wetland/forest preserves and significant open space and drought-tolerant landscaping, among other features.
