Homeowners struggling to make their mortgage payments may think they are automatically headed to a foreclosure, in which the bank respossses their home.

But consumers, even those having financial trouble, have some options.

The very first consideration, if possible even before a missed payment, should be whether to keep the house. A lot of families live in homes that are simply too expensive for their circumstances. This could be because they made the wrong choice of a home in the beginning, because their ability to pay the loan is limited by a job loss, illness or divorce; or because their monthly payments have jumped now that the adjustable rate has risen or now that they are no longer paying just the interest on the loan.

Families may not want to face the reality of moving into a smaller or less expensive home, but if they think ahead and can see that they are going to have trouble keeping up with the payments on their current home, they should think first about selling it. If these families have some equity in the home or live in an area where prices have not dropped, chances are they can sell the property and find something less expensive to buy.

If selling is not an option and/or the family wants to keep their home, step one should always be to call the lender.

Remember, banks don't like foreclosures any more than families do.
