- DINING ROOM: Before the room was crowded and had too many personal things. The Seller liked to shopthe boxes were not there because they were movingthat is how they lived.
- Dining Room AFTER: I removed the excess and brought in a different dining table and chairs that were a bit dressier, and set the table simply to help open up the room and space to feature the floorplan. The colorful artwork was used in another room and I used a more neutral picture for over the buffet.
- FAMILY ROOM: The way they were living in the house, this room was sort of a mish-mash of stuff and had a sheet hanging on the window and no real furniture.
- Family Room AFTER: I used a loveseat from a bedroom, the chair from their office and ottoman from the Great Room to create a nice grouping. The area rug came from the living roomand the finished look is much better for buyers to imagine how to use the space.
- GREAT ROOM: This room was large, but it had a lot of big pieces in it, too much artwork (mostly duck pictures) on the walls and a lot of excess décor. Even though the things were nice, there was too much of it.
- Great Room AFTER: I rearranged the furniture grouping so that buyers would not stare into the back of the couch when they first walked in, and continued to focus on the fire place as the main focal point of the room. Removing the duck pictures and using artwork from another room simplified the walls abut also added color.
- LIVING ROOM: This room was chalk full of too much stuff and was the first room buyers came to when they walked through the front door. Part of the Staging Report told the Sellers to pack up and remove some of the furniture pieces.
- Living Room AFTER: I rearranged the grouping and swapped out the artwork. I took the rug from this room and used it in the Family Room and brought in a smaller rug that fit the space better. Now the space is much more open and inviting.
