Want to get to know South Beach? There's no better place than at the Gansevoort Miami Beach, located on what it likes to call the "sophisticated end'' of Collins Ave. A $100 million renovation has transformed the property - once the glamorous Roney Plaza - into a destination complete with a 340-room hotel and 259 residences. Indeed, the Gansevoort Miami Beach is not your routine style-over-substance South Beach resort.

That said, however, the Gansevoort is all South Beach.

"I don't think you'll find a hotel like this in middle America,'' said Gansevoort Managing Director Brett Orlando.

Indeed. From the resort's oversized guestrooms (averaging 670 square feet) to the 28,000 gallon saltwater fish tank to the Atlantic 0cean itself, the Gansevoort is a whole different flavor of South Beach.

"Very approachable,'' Orlando said of the resort that also features Philippe restaurant by famed New York chef Philippe Chow, "Nobody feels uncomfortable here.''

Orlando and the Gansevoort want to prove that, in particular to Florida residents. Through Sept. 30 the resort is offering 30 percent off

its nightly rate or buy three nights at the best available rate with a fourth night free, starting at $199 per night. The Florida Residents Package includes:

* Complimentary bottle of wine
* Discounts with hotel’s retailers
* Complimentary beach access
* Discounts to David Barton Spa
* Complimentary valet parking

"Our philosophy is, 'you take care of us and we take care of you,''' Orlando said. "Floridians come to South Beach year-round. This lets us continue to give back.''

And the Gansevoort certainly has a lot to give, including the DavidBartonGym + Spa, a city block of luxury boutiques (including the first Miami outposts of INCA, Big Drop and Cutler), an intimate lounge, Louis, by The Opium Group, restaurants by Chow and The ONE Group’s STK, and a shark tank with 27 types of fish and sharks that spans 50 feet of the lobby.

The Gansevoort, however, is probably best known for its 26,000-square-foot rooftop retreat - perhaps the largest rooftop playground in the world. A tropical oasis 18 stories above the Atlantic, it comes complete with coco palm trees and cabanas, as well as a 110-foot elevated swimming pool and Plunge bar and lounge.

Originally constructed in the 1960s in the classic Art Deco style of South Beach, the property was entirely redesigned around a private beach club. On the main level, a 40,000-square-foot semi-circular oceanfront pool plaza features an infinity-edge pool trimmed with Bisazza glass tiles in shades of blue and gold. Teak decking, towering palm trees, oversized circular beds, plush cabanas and tented alcoves surround the pool, creating a relaxing enclave. A bar/restaurant and an oversized Jacuzzi tucked beneath a flowering open-air trellis round out the space.

The guestrooms are accented with splashes of hot pink against charcoal gray suede walls. Most of the units have large balconies with ocean, bay or city views.
