Manassas leaders are looking up to plan for the next decade as development already fills most of the city’s 10 square miles.

“What used to be a one- or two-story building will be a four- or five-story building … as redevelopment happens,” City Manager Lawrence Hughes said.

A slate of mixed-use developments may make the city of 38,000 more dense before 2017, while slowing home sales may keep growth in check.

The Manassas City Council is holding a session Wednesday to discuss changes coming and consider what demands its programs and taxpayers will face.

“It is a meeting that could go in a lot of different directions,” Vice Mayor Hal Parrish said. “It is wise for the council to take a look at what the future of the city looks like.”

Twenty senior city staffers with expertise in planning, water, roads, recreation, business and other topics will be on hand.

Hughes said there is a regular need for updating the city’s strategy.

“If you don’t have a plan, you sure aren’t going to achieve it,” Hughes said. “[The council is] thinking as we go into the next several years we have to do a lot more careful planning.”
