If a realtor wants to do financial acrobatics to get you qualified for a house, walk away.
When viewing houses, just remember there are plenty of others like it or better, so don't get emotionally attached to a house. Take your time getting to know the neighborhoods and school districts.
Foreclosed homes are a great value if you can review inspection reports and can bring someone you trust to view the house. Someone who will know what typical issues to look for, as you won't know because you're a new homebuyer.
