Remodeling 101: Selecting the best contractor for your renovation


Find the right contractor for you

You’ve dreaming about the changes you want to make since you bought your home. More than likely, you’ve been saving money for the big project for years. You’ve been building your personal design folder and planning out the details for months. Now it’s finally time to get your project underway and you cannot leave your remodeling job in the hands of any Joe contractor. Follow these guidelines to help you find the right person for your project.

Make a list. Ask your friends, family, neighbors, and coworkers about contractors they have used and would recommend. Check out local trade associations for a list of qualified contractors in your area.

Check them out. Check with the Better Business Bureau (Delaware Better Business Bureau) to see if they have received any complaints. Check with the state licensing agency (Delaware business license database) to verify that the remodeler has the appropriate licenses and registrations.

Thoroughly evaluate your potential contractors. Inquire about these key factors:

1. Does the contractor maintain a permanent residence, e-mail, phone, cell , and fax numbers?
2. Does the contractor carry the appropriate insurance?
3. How long has he or she been in business?
4. What kind of reputation does the contractor have in the community and for their previous work?
5. Does the contractor specialize in type of project you are considering (kitchen and bath, room additions, etc.)?
6. Does the contractor respond in a timely manner? Are they able to answer your questions?
7. Do you have a rapport with the contractor?
8. Does your contractor communicate clearly and honestly?

Ask for references and check them out. Go to visit their finished jobs and talk to previous clients. Would they re-hire this contractor? How did they handle issues that arose? Was the contractor easy to work with?

Get a written estimate based on specific plans and specifications. Discuss the details of the contract terms, proposed schedule, and payment schedule. You should now be prepared to make the right choice for your project to help ensure maximum satisfaction with your home renovation.
