Nearly ten years in the making and still hasn’t broken ground – what is it? If you guessed Tishman Speyer’s twin towers at 201 Folsom, you win the prize. SocketSite reports that the project, which was first green-lighted in 2003, is slated to break ground in September of this year.
The towers, which are a sister project to the firm’s Infinity, are still planned to be 38 and 43 stories tall. However, the number of units has been reduced. As SocketSite notes, instead of 725 units with 98 two-bedrooms, 466 one-bedrooms and 161 studios, it will now house 671 units with 92 three-bedrooms, 333 two-bedrooms, 234 one-bedrooms and a mere 12 studios.
201 Folsom is being designed by Arquitectonica in collaboration wiith Heller Manus. Here is the redesigned rendering, minus the original 80 full-foot lot podium and plus plenty of green space for residents thirsty for nature amidst the concrete jungle.
The new design also calls for fewer parking spaces. That number has been slashed from just over 1,000 to 701. That’s because 272 spots that were originally slated for the post office at 390 Main are no longer in demand – that property has been purchased by the Metropolitan Transportation Commission.
In September 2009, Tishman scored a three-year extension to begin construction on the towers. Only time will tell if another extension is in the offing.
