The Welcome Home grant program is an Affordable Housing Program available to member bank of the Federal Home Loan Bank of Cincinnati. The Welcome Home program allows member banks to offer up to $5,000 to qualifying homebuyers for the purchase of a home. The program is for low to moderate income homebuyers with income limits in Central Ohio of $56,000 for 1-2 person families and $64,400 for families of 3 or more. The income limits are calculated using household incomes. The money can be used for both down payment and closing costs and works well in conjunction with FHA financing as well as the Community Housing Affordable Mortgage Program (CHAMP) that is also available.
The Welcome Home program is for the purchase of an owner occupied primary residence. The program is NOT limited to first time homebuyers but available for all qualified buyers that currently do not own a home. All home buyers are required to complete a homebuyer’s education course prior to closing on their new home. Homebuyers must contribute a minimum of $500 to the transaction.
Funds for the program are available on a first come- first serve basis and you must be in contract on a property to reserve the funds. The loan reservation is property specific once registered.
