Buying activity is currently at an all time high since the peak of the market back in the mid-2000s while inventory levels have been decreasing.
The other reason to list sooner than later is that serious buyers are the ones currently out looking. The lookey-loos are all busy with holiday parties and Christmas shopping. That means more qualified buyers looking at your home.
Finally, there is plenty of pent-up demand for both the buyer and seller. Sellers have been waiting for the right time to sell. Buyers have been waiting for the bottom of the market or close to it. Las Vegas is currently going through a shift as prices are starting to stabilize and even increase in some areas. Many experts believe the big price declines are behind us.
