As the first half of the year comes to an end, it's time to take a look at how the real estate market in the Warner Robins, GA area is doing.
Overall, there is good news and bad news for the local real estate market. Residential sales in Houston County are down from last year and way down from the peak of the market in 2005. However, home values have remained steady and are actually slightly higher than they were in 2005.
An influx of new employees to the region, anchored by Robins Air Force Base, has contributed to an increased demand in housing and many builders have increased production.
The troubling statistic is the percent of listings that have sold year to date, compared to the same time period in previous years.
Here is the data for sales (year to date) over the past 7yrs.
****Please note: All data taken from the Central GA MLS and includes single family homes only: The data also only represents sales in Houston County, GA from January 1 to June 30th.****
YEAR TO DATE RESIDENTIAL SALES FOR HOUSTON COUNTY, GA
Based on the data, we are definitely seeing less homes selling so far this year. Residential sales in Houston County are down about 20% from last year. However, the average home price is slightly increasing over the last 2 years. It is surprising to see the average home price doing well, considering the large amount of foreclosures that are selling below market value.
