The Tenth Example of Educational Information that I created, as a practicing Real Estate Selling Agent, and incorporated into my Advertising Messages that were promoted in various types of Advertising Media in order to successfully, consistently and specifically generate real estate buyer leads, as well as potentially real estate seller leads, mortgage purchase leads, and mortgage refinancing leads, was that I offered real estate buyers, who wanted representation, the 4 Types Of Buyer Agency Agreements permitted by real estate law.
By offering Buyers, who wanted to be represented and owed 6 fiduciary duties as clients, all 4 types of Buyer Agency Agreements permitted by real estate law I was statistically in a position to do business with virtually every Buyer who wanted representation. Why? Because I was providing them with Buyer Agency Agreement options that 1) would literally always satisfy even their most demanding financial and psychological buying needs and 2) my competitors were not offering.
The 4 Types Of Buyer Agency Agreements
The 4 Types of Buyer Agency Agreements that I am referring to are as follows:
Type #1: Exclusive Right Buyer Agency Agreement (ERBAA)
Type #2: Exclusive Agency Buyer Agency Agreement (EABAA)
Type #3: Office Exclusive Buyer Agency Agreement (OEBAA)
Type #4: Open Buyer Agency Agreement (OBAA)

I would strongly suggest that if real estate managers, listing agents and selling agents, and attorneys are not familiar with exactly what these 4 types of Buyer Agency Agreements are and what the differences between them are, that they should refer to real estate agency law books and real estate pre-licensing manuals.
Exclusive Right Buyer Agency Agreements Are Traditionally Used By The Real Estate Industry
Traditionally, over the years, the real estate industry has, and continues to use in the vast majority of cases, the Exclusive Right Buyer Agency Agreement. However, by advertising and offering all 4 types of Buyer Agency Agreements, real estate licensees and their firms can substantially increase their overall listing and selling production. Why? Because now they are in a position to do business with virtually all buyers in their marketplace, who want to be represented, as opposed to only a few as a result of being able to fulfill any of their financial and psychological buying needs, regardless of how demanding they are.
Plumbing School Analogy
Let me give you an Analogy in order to make my point about why Real Estate Selling Agents and their firms should offer buyers all 4 types of Buyer Agency Agreements permitted by real estate law.
Let’s assume 10 students, while attending plumbing school, learn that there are 4 types of Wrenches that, if purchased and used after graduating, will enable them to fix every plumbing problem imaginable in any residential, commercial or industrial building in their marketplace. Let’s further assume that most plumbers in the marketplace have and still are satisfied using only the most common Exclusive Right Buyer Agency Wrench because it fixes the majority of plumbing problems but not all. Upon graduating plumbing school and entering the industry, all of the students, with the exception of one, decide to purchase only the Exclusive Right Buyer Agency Wrench because traditionally it’s been the one most commonly used. The one student, however, decides to buy all 4.
Three years after graduating, an amazing phenomena has taken place. The 1 student who bought all 4 types of wrenches has a plumbing company that is now generating 3 to 4 times more business than the companies of the other 9 students. Why? Because all 4 types of wrenches fix all plumbing problems where the most common Exclusive Right Buyer Agency Wrench does not.
This Analogy makes my point as to exactly why real estate licensees (plumbers) should offer, and use, all 4 types of Buyer Agency Agreements (wrenches) if they expect to 1) obtain a lot more buyer agency agreements, 2) reach their maximum level of proficiency, professionalism, productivity and success and 3) provide their buyers with the highest level of home buying service, disclosure and protection humanly possible. A word to the wise should prove to be sufficient!
