November 2013: 135 REO Properties Sold at an average of 97% of list price. This is an increase in sales from 122 in October 2013. There are still over 460 active REO listings available in Pasco, and the absorption rate (the time it will take to sell those) increased from 3.0 months (10/2013) to 3.4 months in November, pushing closer towards a "push" market (balanced).
Pasco County Short Sale Stats/Data:
November 2013: 88 Short Sale Properties Sold at an average of 97% of list price. This is a decrease in sales from 116 in October 2013. There are still nearly 400 active Short Sale listings available in Pasco, and the absorption rate (the time it will take to sell those) increased from 3.4 months (10/2013) to 4.5 months in November, creating a pretty balanced market.
Pasco County Retail Sale Stats/Data:
November 2013: 437 Retail Properties Sold at an average of 96% of list price. This is an decrease in sales from 504 in October 2013. There are over 3,000 active Retail listings available in Pasco, and the absorption rate (the time it will take to sell those) increased from 5.7 months (10/2013), which was a balanced market, now up to 6.9 months in November, pushing us into a Buyer's market for the first time in several years!
