This year, the sale of newly built condos significantly increased median and average values in neighborhoods such as Duboce Triangle, Hayes Valley, Potrero Hill and Mission Dolores. You may see atypical results due to the fact that some neighborhoods had relatively few sales during that period. The analysis excludes below-market-rate sales.
Keep in mind that value statistics are generalities that may be affected by:
· Average home size
· Current buyer profile
· Inventory available for purchase
· Interest rates
· Big changes in new construction, distressed or luxury home segments
· Other economic and market factors
