Are open houses important to selling your home in today's real estate market? Are you a For Sale By Owner (FSBO) and not getting the results you want or need at your open houses? Are you working with a listing agent that doesn't believe in hosting open houses?

A recent article published by the Florida Realtor's Association addressed the increased effectiveness of open houses, with now available technology(ies) being used to help create event awareness. Trinity Top Agent, Josh Parker & the Profusion Property Group, always deploy a full marketing plan, which includes open houses for their listings.

"We always try to do an open house the first weekend that a property hits the market, when the interest in the home is going to be the highest in the agent & consumer community," said Joshua Keglovits, Listing Specialist for the Profusion Property Group team at Keller Williams in Trinity. "And we always do another one if we have to ever complete a price improvement to sell the property."

Utilizing a team approach, the Buyer Specialists are usually the ones that will physically host the open houses for the Sellers. This is best because "they speak Buyer" according to Josh Parker. Buyer Specialists are often better-poised to make great conversation with guests who are potential buyers because they know the right questions to ask them.

Buyer Specialist Cynthia Whiteman told us, "We always seek first to understand where the guest is in their buying journey. We want to know how long they've been looking, if they're already been pre-approved, or if they need help with that, we seek to find out if they have a lease that is expiring, if that lease can be placed in a month-to-month status (or not), and things like this. It helps us to identify their needs, and be an advocate and consultant for them, based upon their specific journey, their wants, their needs, and their timeline."

Ashley Barnes, the Executive Administrator for Profusion Property Group said, "It's crazy that in today's society, many consumers have also forgotten the validity and importance of open houses. We just completed one in Historical Tarpon Springs, and we passed out flyers on the Sponge Docks, you wouldn't believe how many people said "What exactly is an open house?" to us; we were shocked!"
