While statistics only tell part of the story in the housing market here in Kansas City, new construction housing permits are on the rise, a shear sign of the economy bouncing back from the recession. Builders are building again in Kansas City, and the garage door industry is in a full feeding frenzy.
This frenzy has put door companies at maximum operating capacity. Finding time and manpower seems to be the word among fellow door companies at the water cooler (a.k.a. suppliers' loading dock). Time and manpower are in short supply for most door companies these days, even in the winter months. While typically this is a good thing in any industry, here in Kansas City this means the average homeowner may be overlooked.
Builders can be finicky, and high maintenance. If a door or opener are not provided on deadline at agreed upon price, they go elsewhere to find it. And with a builder spending anywhere from $20 -$100K with a door company in an average year you can see why a builder gets priority over you. This equates to the homeowner being brushed off as an annoyance by some companies.
So how does a homeowner combat this problem? It's actually fairly simple. Find the local company that may not be as well known as one would think.
Here in KC, we have a few large companies. These are the ones that can afford to advertise and have dedicated salespersons to sell to builders. Here is where your money doesn't matter and prices are generally higher to counterbalance their loss with builders.
Find a local company that has more than one vehicle, licensed, insured, and priced right. The usual 3 bid rule that you should always follow. More importantly, make sure you are comfortable with that companies ability. These companies will have a more personal interest in your business as you, the homeowner, are their bread and butter. They have enough resources to provide services to a few builders, while their main goal is keeping the homeowner happy.
Just something to think about with foundations being planned in many neighborhoods around the metro area.
