Mortgages, FICO and the market for financial reprieve in 2014

There is little doubt that our economy is slowly recovering from a financial hiatus that ages up to a decade; the fact that mortgages and bad credit home loans are still prevalent and rather easy to get, however, is nothing short of amazing after all our nation has gone through. Here are some small things to keep in mind when your financial situation allows you to receive funding for mortgages or you are ready to apply for bad credit home loans.

Less Stringent Obligations

The first point to consider is that these financial loan obligations are a lot less stringent than they used to be; interest rates have plummeted enough for anyone to have the luxury to get these loans with relative ease. There is also plenty of great benefits involved for those that wish to immediately upgrade the heating, air conditioning or other cosmetic parts of their potential home purchase. With new homebuyer credits to offer the masses, mortgages and bad credit home loans are actually cheap and allow everyone to share in the American dream with ease. Today, many credit card debt relief issues can be wrapped into your mortgages to simplify payments for older debts.

People that have adverse credit do not need to fear they’ll be denied any longer, either; as long as you meet certain income criteria and are free of current bankruptcies, most any company will assist you in making home ownership a reality rather than a distant dream. If you intend on renting a home for the rest of your life, you are stripping yourself of the opportunity to purchase and you are also, inevitably, making things quite costly for yourself. For what you are paying in rent, you could potentially live in a large home in a better neighborhood which will allow your kids to have safe havens to play and grow up in.

Simplistic Applications

The application process for mortgages or bad credit home loans is the same; most lenders will take an application in person, online or via phone. Expect to have a credit score at least up near the 580-650 mark to be eligible for these loans; if you are close enough to those scores yet cannot obtain approval, most lending institutions will tell you the steps that are necessary to get these loans approved. As you can see, having an adverse credit situation doesn’t stop the average or credit challenged anymore; all you can do is apply and find out what you need to do from there to get an approval.

All told, there are many different companies with interest rates that fluxuate at or near the federally mandated rates; the same companies have their own special credit programs that are geared towards the credit challenged. After you've checked out an aggressive national debt relief program to assist in ameliorating your debt, you can search for low HELOC or FHA homes. In order to begin a search for these, simply have a few houses in mind and then contact a company like Sallie Mae and find out what is necessary for you to get approval. A company like Ditech will do the same as well. You do not have to worry any longer about getting your bad credit home loans denied without a fair reason for the denial.

Remember, FICO can be your friend

The housing market has seen many ups and down recently. And one thing that many homeowners have relied on in the past is their credit score to help them determine their ability to get a good home loan at an affordable rate.

The FICO score is one of these. Many times, it's this score that prevents homeowners from qualifying for a home loan they are after. As with any other credit score, having a high FICO score can mean that you save thousands of dollars. Try wrapping debt into your loans where and when possible, too, to increase FICO and lower debt to income ratio.
