Miami 21 passes its vote yesterday, and your Miami Alternative Transportation Examiner is back! How could this day any better? Does this mean Miami 21 is a done deal? No, not yet, it still has another round of votes to go through (most likely next week), but it seems to have the votes. As I explained in some of my earlier posts, Miami 21 is the new zoning code modeled after a formed based zoning philosophy and promotes more pedestrian friendly, denser communities.

Hi John. We are very excited about the approval of Miami 21. Keep in mind this is only first reading, which means it still needs to be considered once again. It is not a done deal. The plan needs to undergo administrative review by the Florida Department of Commmunity Affairs to make sure it is consistent with state growth laws. The earliest is can be reconsidered is in late October. Also, before the code can go into effect, our local Planning Advisory Board needs to vote on the proposed comprehensive plan changes. Their approval is not required, but they do need to vote. check transitmiami.com for more information as time goes on.
