Freedom Home Sales is an LGBT-friendly company in WNY specializing in FSBO (for sale by owner) home marketing. Through their sister company, Cash Flow Buffalo, traditional real estate services are also provided. Both companies are co-owned by partners Mercy Dela Cruz and Todd Stearns.

“We’re launching our company to the public this week,” Dela Cruz said in an interview this morning. “As a Grand Opening special we’re offering 50% off of all our packages, as well as free features on our homepage for three months.”

Packages include print and web ads, training on how to sell your home, and buyer’s brochures, to name a few.

“We also provide home staging and we’ll service the first open house”, Stearns added.

The most important service Freedom Home Sales provides beyond their FSBO competitors is that they also place your home on the MLS (multiple listing system).

“The MLS is a database where listings of properties for sale are collected and viewed by agents and buyers across NY State,” Dela Cruz explained. “Traditionally, FSBO companies don’t list on the MLS. They only list on their own company’s website. That’s where we differ. Not only do we have our own website where their listing appears, but we also list on the MLS.”

Because a FSBO transaction doesn’t require a selling agent, Freedom Home Sales is able to charge a flat fee rather than taking a sizeable commission on the sale of a home. Stearns and Dela Cruz also provide their customers with access to real estate professionals such as attorneys, home inspectors and appraisers.

“We’re bringing back the basics of customer service,” Stearns said. “We take our time in walking our customers through the home selling process step by step and are always available to provide answers to any questions they may have.”
