If your home is on the market you need to know the difference between lock boxes

One thing is for sure; when selling your home the easier it is for agents to show the property the better. The whole key is getting the right buyer through the front door and the fewer obstacles in their way the better. But when it comes to accessibility there are differences as to how agents can access the property and sellers should know the differences.

Essentially, there are two options for listing agents in our area who have the ability to put a lock box on a home for sale. One is the Supra lock box an electronic access dynamo and the other option is a combination lock box that comes in various quality levels. The combination box usage exploded during the real estate bubble as agents faced with large volumes of inventory figured out they could save money by using a much less expensive device. The use of these devices is widespread as you can see by the picture below that I snapped this week. There are a whole bunch of agents out there saving money.

So what is the real differences in the two types of lock boxes and why should a seller care? Like everything is gets down to money as it is much more economical to purchase an inexpensive lock box than a Supra lock box. Only professionals licensed with the state of Florida should have access to the electronic keys that will allow them to access the Supra lock boxes. Anybody with a few numbers or letters has the ability to open the combination lock box. Anybody. There is absolutely no benefit to a combination lock box except it is less expensive. If I am selling a property and my representative is using one I want to know why.

But access is just one factor. The most important difference in my opinion is the ability to know who accessed the property using a Supra lock box. At any time you can "read" a Supra lock box to know who entered a property using their electronic key. I, for one, want to know who is entering homes that I am responsible for. In a situation where something goes wrong I want to know who I am going to call. I want to know who was in that property and what happened. I want those homes protected to the best of my ability and that just isn't possible with a combination box. It is as simple as that. My clients deserve the extra security a Supra lock box provides them, their family and their belongings. Always interesting, always fun.
