I often joke that out of all the homes in San Francisco, the city has about twelve floor plans. But you know what? I’m not really joking. Often someone will tell me where they live and I immediately know what the inside of their home looks like.
For example, let’s say you told me that you live in the Marina.
I would immediately know that you either live in a condominium flat or a single-family home. I would also know what your home looks like inside: There’s a big living room that stretches across the front with the foyer and dining room directly behind it. Just beyond the dining room is the kitchen. There’s a bathroom that’s often split between a toilet and tub – two rooms – and two bedrooms in the back.
Larger floor plans will have the extra benefit of a third bedroom off the hall or a sunroom all the way in the back of the building that is accessed by both of the rear bedrooms.
The beauty of the Marina-style layout is that it enjoys a contemporary floor plant that puts public spaces up front and private spaces at back, but because of its period architecture has classic San Francisco details like coved ceilings, hardwood floors, and charming built-ins.
