Redecorating

Redecorating can be as simple as updating your accessories, or as drastic as repainting the whole house. Whichever your budget allows, go for updates that make a statement and make your space feel like home. Here are a few suggestions:

Do plenty of research before you pick your color and design. Different colors have different effects on the mood. If you want a calm, serene room, try a light coral blue. If you are looking for an energizing effect, go for a shade of red or yellow.

Accessorize - Take a look around your home at your accessories. Are there some that have been around for ages? It may be time to replace them. Going to a local flea market, yard sale, or Goodwill store are inexpensive ways to find accent pieces that will set your home off. Look for artifacts that speak to your personality. If used items aren't your thing, your local Pier 1 or Hobby Lobby will also have plenty of options.

Update Your Home Décor -New curtains, shades, or blinds instantly make windows look updated. Pick a color and style that goes with your décor. This will also help control the temperature of the house, via blocking out the cold or hot weather, keeping your house comfortable, and helping your house to be green.

Landscaping

Nice landscaping makes a house more appealing. Planting some shrubs and flowers around the front of the house adds curb appeal and makes the house feel more like a home. Go for perennials and evergreen bushes if you aren't quite sure how much maintenance you are willing to put into your project. Plants go on sale at the end of the summer, so stock up now and you will be ready for next spring. You can also ask your local greenhouse for advice and planning, or borrow a landscaping book from your library.

Fencing

Although more expensive than the other options, a fence can add lots of value to your home, and attract both buyers and renters alike. A chain link fence is less costly, and will still give you most of the desired effects. Here are some pros to adding a fence:

● Attracts potential buyers or renters who have young children.

● Great for dog owners.

● Adds a decorative effect.

● Increases privacy.

Consulting a Real Estate Agent

It is also a good idea to consult a real estate agent. Even if you are not using one to sell your home, they will know the area, and will have good suggestions on what types of improvements will be most helpful in selling your home. Some agents also help find renters. If you are just looking to do some home improvements, but plan to stay in your home, a real estate agent can also tell you which types of improvements will be most likely to increase the value of your home most cost effectively.
