It’s April, the flowers are blooming, the birds are chirping, the sun is shining and it’s officially new homes month. This is the season when home buyers get out to look at the endless possibilities of what could become their new dream home.
When trying to make a decision about buying, the first two major options are whether to purchase a resale or new house. Those who are planning to buy a new home typically look at energy-efficiency, spacious floor plans, a warranty and the freedom to pick out everything for the house as their top reasons for buying new.
In addition to the basic reasons for buying a new home, there are a few benefits a builder can provide making life at home a little easier. According to home builder Marty Byrom of Byrom Building Corporation, his clients appreciate the opportunity to design their home for their lifestyle.
“Whether it’s the location of the drop zone or building the laundry room off of a closet, these are the extra options that can be added when building a new home,” said Byrom. “A homeowner has the ability to make the floor plan work in their favor.”
If a buyer chooses to build within a new development they soon find the hidden benefits that come along with this decision. For instance, there’s no such thing as the new on the block. Everyone moves into the neighborhood at roughly the same time, thus leading to friendships often lasting a lifetime.
The Preserve in Hoover, Ala. is a fairly young community and the residents there have experienced life in a growing, new neighborhood first-hand. “We’ve found our homeowners truly appreciate the sense of community that comes with living in a development such as The Preserve,” said Byrom. “You can drive through the neighborhood on a sunny afternoon and see families walking down the sidewalks to visit with their neighbors. You’ll see children playing in the front yards while Mom & Dad chat on the front porch.”
In addition to the lifestyle benefits of owning a new home, the financial incentives are always an advantage of home ownership.
Steve Shoemaker, Mortgage Sales Leader for Synovus Mortgage, pointed out that homeowners have the privilege of deducting their mortgage interest and property tax. “However, this deduction isn’t guaranteed to always be there, which is why I encourage clients to take advantage of this benefit,” said Shoemaker.
“The most important fact to keep in mind when making the decision to become a homeowner is that most of us will never see a combination of low interest rates and home affordability as it is today,” stated Shoemaker. “This is a historical time in the real estate industry.”
