The first residents moved into the The Avenue District condos at 1211 St. Clair Avenue in downtown Cleveland last Friday.

The 10-story condo building at the corner of St. Clair and East 12th Street broke ground in September 2006.  It features 54 lofts and eight penthouses.  Prices range from $240,000 for a 950 square foot, one bedroom loft to $1.2 million for a 2,700 square foot, two story, three bedroom penthouse with three balconies that occupies the top two floors of the building. 

A 1.3 acre "green roof" (green as in grass) will be placed over the attached parking garage.  Every unit gets at least one parking space.  Additional parking spaces can be purchased for $30,000 and storage space can be purchased for $1,000.

Joe Del Re, New Project Coordinator for Zaremba, was kind enough to give me a tour on Wednesday.  We toured several lofts and the place looks great!  The 10 foot ceilings really help give a feeling of openness.  The windows are big and have great views of the city.  While I normally like the feeling of being up high for the views, the balconies on some of the lower levels should really give people a feeling of connectedness to the street below once renovations on East 12th Street are complete and the retail locations begin to fill in.

The City of Cleveland is currently working on a $7 million streetscape project on East 12th between Lakeside and Chester Avenues that will clear away the median wall and make the street more pedestrian friendly.  The street will shrink from six lanes of traffic to one lane in each direction plus a turning lane as well as bicycle lanes.  Trees are also being added to the sides of the street.

The first floor of Building One will feature about 3,000 square feet of neighborhood retail, such as a shoe repair shop, salon or dry cleaner.  Zaremba is in talks with a chef in Little Italy to operate a 4,000 square foot Italian coffee house/restaurant on the St. Clair side of the building.  The coffee house will serve breakfast, lunch and dinner while the main dining room will serve lunch and dinner.  Diagonal parking spaces are being added to the east side of East 12th Street between Hamilton and St. Clair to allow drivers to access the street level retail and restaurant.

Zaremba wants street life along East 12th to feel friendly and residential

"I want this to feel as comfortable as it would to be in Shaker Heights," said Del Re.  "As comfortable as it feels to be in Rocky River."

Owners currently being drawn to 1211 St. Clair Avenue include young professionals in their 20s and 30s as well as empty nesters.

The Avenue District project will ultimately add 500 residents to the 3,000 people who already lived along East 12th Street between Lakeside and Prospect.  Zaremba has already built 20 townhomes at the corner of East 14th and Superior.  Plans call for another 47 townhomes to be built in that area.
