The Veterans Administration loan program enables vets and active member duty personnel to purchase or refinance a home with favorable loan terms. VA offers fixed and adjustable rate mortgages that can accommodate no down payment on many purchase transactions.
Non-veterans are not eligible borrowers except as the spouse of an eligible veteran. Children of an eligible vet are not eligible for the home loan benefit. VA has a funding fee that is determined by type of down payment and percentage of subsequent use. Disabled Vets are exempt from paying a VA funding fee.
To get qualify for any home loan purchase your first steps should be to “Get Qualified” finding out if you are qualified first will save you time and provide your Realtor with a letter of approval and dollar amount you are able to finance based on your income and debt ratio. If you are a Vet you will need to see if you are also eligible. You will need to obtain a “Certificate of Eligibility”. You can do this online or by completing form 26-1880 and mailing it in. By taking these step prior to your home search you will be a step ahead and better informed, plus when you do find your home and make an offer, your offer will stand out and be better received by a seller if you have taken the time to “Get Qualified”
