I probably don’t need to describe Noe Valley’s charms to you. If you’ve lived in the city for any length of time, you’re almost certainly familiar with this cozy, sweet little ‘hood that’s convenient to the Castro, the Mission and just about everything you could want out of San Francisco living.
Well, according to the San Francisco Chronicle, Noe is experiencing a newfound renaissance. With tech buyers converging on the city to take advantage of urban living – but still looking to be freeway-convenient to get to the Peninsula in under six hours – Noe’s bulging at the seams with buyers fairly slavering to get their hands on a piece of local property.
This shouldn’t be a surprise to those of you who read my recent District 5 report. This district, which includes Noe as well as the Castro and Haight, is seeing a burgeoning seller’s market as inventory stays low and prices push against the ceiling. Homes here are selling very quickly – unless they are poorly priced, and in that case they sell after going through some much-needed reductions.
Median prices here may not be for the faint of heart, or those from smaller towns in the Midwest. If you’re used to spending in the $100,000s for a decent-sized home, get ready to have your perspective shifted as you enter Noe. Paragon research indicates that for the past two-plus years, the median home price here has fluctuated between $1.2 million and $1.35 million. That’s the San Francisco real estate game – and let me repeat that Noe is hot.
I mean, who can resist adorable homes, a bustling pedestrian strip like 24th Street and proximity to so many other great places in the city and beyond? Not many.
