Prologis Midway is a proposed warehouse that will cover over 1 million square feet and be located off I-78 Interstate in Bethel Township, making it one of the largest, if not the largest in the area.
Prologis, the global real estate company based in San Francisco, with offices and warehouses throughout Pennsylvania--over 15 million square feet of space, with most being in the Lehigh Valley--purchased the land in 2008, and decided to ramp up the planning, development and marketing after Dollar General and PetSmart opened warehouses less than one mile away from the land is located.
With zoning and approvals granted for the warehouse development, public sewage access and readily available 6,000 amps of industrial electric service, Prologis, in conjunction with the Greater Reading Economic Partnership, is marketing the site as one that will bring hundreds of jobs and greater tax income from real estate and payroll to Berks county.
The design of the building is contracted out to KSS Architects LLP, in Princeton, NJ, and is expected to feature a cross dock design; meaning the input dock is on one side of the building and the output dock is on the opposite side.
According to one local real estate broker, that building design, combined with easy connectivity to Interstate highways 76, 476, and 81, and plans for 428 tractor trail and 276 car spaces should make this facility ideal for a distribution center or internet fulfillment site.
Prologis would like to find a tenant for the site before development starts and build to suit, but if not, the company will move forward with their plans to build and lease, build and sell, or simply sell the land outright.
