Be careful investing in San Francisco real estate

Ask the average San Francisco home owner or renter and they may tell you today’s real estate market is too volatile.  They might even sayit is a bad time to invest in San Francisco real estate.  Do you agree?  In a recent random pole of 20 San Francisco Investors taken by real estate enthusiast, Tony Conner, the general consensus was 2011 and the next couple of years will be the best time to invest in San Francisco real estate.

So why the vast disconnect between San Francisco potential homeowners and San Francisco investors.  The answer is “Perception”.  The way a good real estate deal is perceived by an investor is, and should be quite different from a good deal for a potential home owner.  If you are a home owner, the property you are considering will be your home.  YOU will have to live there, so esthetics are therefore quite important.  Your perception of nice might be worth spending an extra few bucks for years of comfort and preferred amenities.

As a real estate investor, comfort = cash flow and amenities = profit!  If you are considering making the switch from San Francisco real estate home owner or renter to San Francisco real estate investor, be careful.  It can be a GREAT move for your financial portfolio if done the proper way.  If not, your portfolio can be harmed considerably.  Take your time, study the market, Network and learn from successful seasoned San Francisco investors.  And as in many new ventures, a conservative approach initially may not be a bad idea.  Good luck and have fun investing.
