The Prince William Board of Supervisors recently approved nearly 1,500 new units of housing, a marina and a secure corporate area along the Potomac River on the Cherry Hill Peninsula.

The Harbor Station South development, which makes up about half of the nearly 2,000-acre Harbor Station development, will bring an estimated $58 million in improvements to the county, including two elementary school sites and a new intersection at Routes 1 and 234.

The development to the north has a Jack Nicklaus golf course and surrounding community under development and a town center that features a mix of residential and commercial properties, said Pat Thomas, a county planner.

“Now in the south, you’ll have some single-family sections, the secure [corporate] campus and the higher-density, multifamily area that touches the town center ... and a marina village. There are different kinds of communities, all within the global Harbor Station area,” she said.

The original plan from KSI, the developers, was for a more scattered commercial area, said Edward Byrne, senior vice president for community planning and development at KSI. However, KSI did not originally own all of the land on the water. As it acquired the property, it adjusted the plan to include more waterfront housing and consolidated the commercial areas to one 150-acre area that could be secured to meet federal Homeland Security guidelines, he said.

Construction crews are working to build Harbon Station Parkway and design New Cherry Hill Road, which would connect the marina village area and run across the secure corporate site, he said.

“Our plan is to aggressively market that site. ... As soon as we can get a tenant, we’ll be putting out there all of the infrastructure and access,” Byrne said.

KSI is also leaving about 45 percent of the site as natural open space, most of which will be turned over to the county. A Confederate Army stronghold, Cockpit Point Battery, is within that area.
