Hotel, gas station set for Baltimore business park

BALTIMORE (Map, News) - H&H Rock Cos. has called an audible during the development of Hollander 95 Business Park in East Baltimore.

With commercial leasing activity slower than usual, the developer has signed contracts to bring a 120-room Value Place, an extended-stay hotel, and a Royal Farms gas station, car wash and convenience store to the $12 million, 50-acre business park.

“Because of where the market is and commercial vacancy rates going up, we wanted to bring in these tenants and generate some revenue at the park,” said Bradd Caplan, vice president of H&H Rock. “We sort of changed our game plan and wanted to take advantage of the location.”

When Baltimore-based real estate developers H&H Rock and The Shapiro Co. broke ground on the business park at Route 40 and 62nd Street last fall, the park was subdivided into 10 properties intended to total more than 600,000 square feet of retail, office, flex and industrial warehouse space.

The first 82,800-square-foot warehouse at the park is about to be completed, but H&H Rock hasn’t yet signed any tenants. Caplan said the developer is in talks with several possible tenants.

Value Place, based in Wichita, Kan., will build a hotel on one of the 10 properties — about 3.1 acres of land — at Hollander 95, Caplan said. Value Place markets itself as a low-cost, extended-stay hotel aimed at business travelers.

“We place our hotels in locations based on population demographics and the relative proximity to businesses,” said Shay Stegmaier, Value Place spokeswoman. “We know our typical guest profile.”

Royal Farms will develop its service center on 1.7 acres of land fronting Route 40.

Caplan said construction of the hotel and gas station could begin later in the summer.

“By creating a mixed-use business park near interstates 95 and 895, we think all of the uses will blend together nicely,” Caplan said.

Park place adds tenants

Six new office tenants recently signed leases at Park Place, a $250 million mixed-use project in downtown Annapolis totaling 245,000 square feet of office space, 65,000 square feet of retail and 216 luxury residences.

Government contractor ViaGlobal, architectural firm Bignell Watkins Hasser, real estate and investment firm Wrightwood Capital, cargo and tanker shipping firm Norden Tankers and Bulkers USA, consulting firm Wood MacKenzie and hospitality firm Towne Park have taken more than 50,000 square feet of office space.

Baltimore-based CB Richard Ellis is handling the office leasing.

As long as H&H Rock and The Shapiro Co. group keeps their promises made to adjacent communities during the permitting guidelines hearings that they are integrating this project into, it is understood that changing times require flexible strategies and neighboring communities wish them well in their endeavors.
